Awaab's Law has begun its first phase, accompanied by a £1m fund to enhance tenant engagement and give residents a greater voice in the management of their homes.
- Social landlords are required to respond to emergency repairs within 24 hours.
- They must investigate significant damp and mould within 10 working days of notification and make properties safe within five working days.
- Landlords must provide written findings to tenants within three working days of inspection for both types of hazards.
In 2026, the regulations will expand to include additional hazards that pose a "significant" risk of harm, such as excess cold and heat, falls, and fire hazards.
