According to second-quarter figures from the General Council of the Judiciary, the Balearics have the second highest eviction rate in Spain, with 245 evictions, a year-on-year increase of just under four per cent.
Landlords know they face the possibility of non-payment.
Professor Montserrat from the University of the Balearic Islands attributes the high eviction rate to the legal uncertainty faced by landlords, which in turn leads to high rents, rather than speculation. Government measures, such as capping rents, are also believed to exacerbate the problem.
